## A family-run business, fully accredited
Titan Pest Control is a family-run business. Our technicians hold IPAF, CSCS, SSSTS and RSPH accreditation, and we carry £5m public liability, £5m product liability and £10m employers liability cover. The phone is answered 24/7, every job is quoted before work starts, and records of treatment and proofing are kept for each property.

We help homeowners who have heard scratching above the ceiling, landlords and letting agents who need a tenanted flat cleared and evidenced, and businesses where a pest sighting is a trading risk rather than an inconvenience. Our aim is simple: solve the problem properly and keep it from coming back. That means treating the infestation and then dealing with the cause: the gaps, drains, rooflines and ledges that let pests in or let birds settle. It takes longer on the day and saves you money over the year.

Bird control and wildlife management is our specialist line: netting systems, bird spikes, Avi-shock, controlled shoots and fouling clearances, surveyed free of charge. Alongside that we cover the full general pest control list: rats, mice, insects, cockroaches, ants, bedbugs, moles, squirrels and foxes.

## Our standards on every job

### Qualified technicians only
Every treatment, netting installation and clearance is carried out by our own RSPH-accredited technicians. We do not subcontract the work to third parties you have never met.

### Safe working at height
Bird netting, spiking and roofline proofing is delivered under IPAF, CSCS and SSSTS accreditation, with the correct access equipment rather than improvised ladders.

### Written reporting
You receive a written record of the findings, the products or systems used and the proofing recommended, which matters for landlords, letting agents and food-business audits.

### Proofing priced on what it needs
We quote the treatment, then cost proofing separately based on the extent of the ingress gaps, so you only pay for the work that stops the same run, ledge or cavity being used again.

In writing every time: we record the treatment carried out, the products used and the proofing recommended on your report.

## How we work

### Solve it properly
Treatment alone is half a job. We find the entry points, seal them and proof the building so the problem is closed off.

### Answer the phone
Genuinely 24/7. You speak to someone who does the work and can tell you honestly when we can attend.

### Be straight about price
Bird netting surveys are free. Rodent call-out survey fees are waived when treatment starts the same day. No surprises.

### Leave it clean
Tidy, discreet work in homes, kitchens and commercial premises, with a written record of what was done.

## Who's Responsible for Pests? Tenant vs Landlord in Scotland
It is one of the questions we are asked most often in rented homes. The short answer is that it depends on why the pests got in. Here is how it usually works for private rentals in Scotland.

### What landlords are responsible for
Under the Repairing Standard (Housing (Scotland) Act 2006), a privately let home must be wind and watertight and reasonably fit to live in. If pests are getting in through disrepair, such as broken drains, gaps in walls, damaged roofs or rotten window frames, fixing the cause is normally the landlord's job. An infestation already present when a tenancy starts is also usually down to the landlord.

### What tenants are responsible for
Tenants are expected to keep the home reasonably clean, store food and rubbish properly and not do anything that attracts pests. Where an infestation is caused by how the property is being used, for example food waste left out or bedbugs brought in on second-hand furniture, the tenant may be asked to pay for treatment. Tenants should also report signs of pests to the landlord or letting agent as soon as they spot them.

### Shared areas and flats
In tenements and blocks of flats, pests often move between properties through shared closes, bin stores, lofts and service runs. Common areas are usually a shared responsibility of the owners, so a lasting fix may need the factor or other owners involved, not just one flat.

### If you cannot agree
Put the problem in writing to your landlord or agent. If the repair is not done, tenants can apply to the First-tier Tribunal for Scotland (Housing and Property Chamber) to enforce the Repairing Standard. Your local council's environmental health team can also advise on public health concerns.

How we help: we work for landlords, letting agents and tenants. After every visit we set out in writing what we found, how the pests got in and what proofing is needed, so everyone can see where responsibility lies.

This is general guidance, not legal advice. Your tenancy agreement and individual circumstances will affect who pays.

Next step: see what we treat, look at the work we carry out or send us the details of your problem.
